Why Buyers Choose Sun City
The original active adult community with an unmatched variety of amenities.
One of the most affordable 55+ communities in the Phoenix area.
Seven recreation centers and multiple golf courses.
A huge selection of home styles and price points.
A central West Valley location close to shopping, healthcare, and entertainment.
Community Overview
Sun City isn't just another 55+ community—it's the one that started it all. Developed by Del Webb in 1960, it became the country's first master-planned active adult community and forever changed the way people think about retirement. More than sixty years later, it remains one of Arizona's most popular places to retire, offering an incredible variety of recreation, affordable housing, and a lifestyle that continues to attract buyers from across the country.
One of the biggest reasons buyers choose Sun City is flexibility. Whether you're searching for an affordable winter home, a full-time residence, or a larger property with room for visiting family, you'll find an enormous range of homes throughout the community. Unlike many newer developments where every home feels similar, Sun City offers a wide variety of floor plans, lot sizes, and neighborhoods, giving buyers far more choices.
The community is also remarkably convenient. Located near Grand Avenue, Loop 101, and Bell Road, residents have quick access to grocery stores, restaurants, medical facilities, entertainment, and professional sports venues. Combined with its extensive recreation system, it's easy to understand why so many retirees continue to choose Sun City decade after decade.
If you're looking for luxury finishes and brand-new construction, there are certainly newer communities worth considering. But if your goal is maximizing value while enjoying one of the most active retirement communities in the country, Sun City remains difficult to beat.
Location
One of Sun City's biggest advantages is its central West Valley location. Residents are just minutes from Loop 101, Grand Avenue, and Bell Road, making it easy to travel throughout the Phoenix metropolitan area.
Everyday conveniences are abundant. Grocery stores, Costco, Sam's Club, pharmacies, restaurants, coffee shops, banks, home improvement stores, and retail centers are all located nearby. Whether you're running errands or meeting friends for lunch, you'll rarely need to travel far.
The community is also close to Peoria Sports Complex, State Farm Stadium, Desert Diamond Arena, and several spring training facilities, giving sports fans and concertgoers plenty of entertainment options throughout the year.
Amenities
Very few active adult communities can match the sheer variety of amenities available in Sun City. Seven recreation centers offer swimming pools, fitness centers, indoor walking tracks, pickleball courts, tennis courts, lawn bowling, mini golf, billiards, woodworking shops, lapidary studios, ceramics, sewing rooms, photography labs, and countless hobby spaces.
One of the community's greatest strengths is the number of clubs available to residents. Whether you're interested in painting, woodworking, photography, dancing, travel, computers, music, model trains, genealogy, or volunteer work, there's almost certainly a club dedicated to your interests.
Because the community has been established for decades, many of these clubs are exceptionally well organized and supported. Buyers often tell me they're surprised by just how many opportunities there are to stay active and meet new people.
If retirement means finally havin
g time to pursue hobbies you've always wanted to explore, Sun City offers almost endless possibilities.
Golf
Golf has always been a major part of life in Sun City. Residents enjoy access to eight golf courses, providing tremendous variety for golfers of every experience level.
Whether you're looking for a casual afternoon round or enjoy playing several times a week, having multiple courses within the community allows residents to experience different layouts without driving across town. Practice facilities, professional instruction, leagues, and tournaments are also available throughout the year.
Even buyers who don't golf often appreciate the mature trees, green fairways, and open space that the courses add to many neighborhoods.
Homes
Sun City offers one of the widest selections of homes in Arizona. Buyers will find everything from affordable patio homes and duplexes to spacious single-family residences with golf course views. Due to the age of the community, it is now fairly common to see remodeled homes with open floor plans and modern finishes. The age of the homes can be a concern with some of the key components of the home, so that is one important factor when home shopping in Sun City is to make sure the higher ticket items are in good shape.
Healthcare
Healthcare is one of Sun City's greatest strengths. Residents are located near Banner Boswell Medical Center, one of Arizona's leading hospitals for older adults, along with numerous specialty physicians, rehabilitation facilities, imaging centers, outpatient surgery centers, and urgent care clinics.
For many retirees, this level of nearby medical care is a major factor when deciding where to live.

Before You Buy
If Sun City is on your shortlist, I also recommend touring Sun City West and WestBrook Village.
Choose Sun City West if you like the idea of an established Del Webb community but would prefer somewhat newer homes and a slightly quieter atmosphere.
Choose WestBrook Village if you're looking for more contemporary homes and nice amenities while staying more central like Sun City is.
Touring all three communities is one of the best ways to understand the differences between Arizona's original active adult communities and their newer counterparts.
Trevor's Take
Sun City isn't the newest community in Arizona, but the cental location and endless amenities can still win buyers over. The mature neighborhoods, affordable home prices, extensive recreation, and unbeatable healthcare access continue to make it one of the best values in the state. If you're willing to look beyond the age of the homes, you may find that Sun City offers more lifestyle for your money than almost any other 55+ community in Arizona.
