Why Buyers Choose Sun City Grand
One of the best values for any 55+ in terms of home prices and HOA value.
Close proximity to all daily items needed.
An incredible amount of amenities, clubs, and things to do.
4 Championship golf courses with gorgeous designs.
Community Overview
Sun City Grand has earned its reputation as one of Arizona's premier active adult communities by offering an impressive amount of recreation, golf, fitness, and social opportunities. Developed by Del Webb in Surprise, the community appeals to buyers who want an active lifestyle without sacrificing convenience. It's large enough to provide exceptional amenities and hundreds of clubs, yet thoughtfully designed so each neighborhood still feels welcoming and connected.
One of the reasons Sun City Grand continues to attract buyers from across the country is its versatility. Golfers appreciate the four championship courses, fitness enthusiasts enjoy the extensive recreation centers, and residents who simply want an active social life have no shortage of clubs, classes, and community events. You can stay busy every day of the week—or enjoy a much quieter retirement—without ever feeling out of place.
The community is immaculately maintained with primarily single family homes and one set of condos. The homes have the modern style of open floor plans, tile roofs, and stucco siding which has a more asthetically appealing look than the neighboring community of Sun City West.
Location
Sun City Grand is located in Surprise, just north of Bell Road and west of Loop 303. The location offers an excellent combination of convenience and a quieter suburban atmosphere. Residents have easy access to major shopping areas while avoiding much of the congestion found closer to central Phoenix.
Daily errands are simple thanks to nearby grocery stores, Costco, Sam's Club, Sprouts, Walmart, pharmacies, banks, and countless restaurants. The Village at Prasada continues to expand with new shopping, dining, and entertainment options, making the area even more attractive for retirees.
Residents are also close to Surprise Stadium, home to the Kansas City Royals and Texas Rangers during spring training, as well as numerous parks, golf courses, and outdoor recreation opportunities throughout the Northwest Valley.
The highly acclaimed Banner Del Webb Hospital is also just one street over from the edge of Sun City Grand with many other medical facilities all around the area.
Amenities
Where Sun City Grand really shines is the variety of activities available to residents. The two rec centers provide indoor and outdoor pools, modern fitness centers, tennis courts, pickleball courts, bocce ball, billiards, indoor walking tracks, meeting rooms, libraries, and dedicated hobby spaces.
Creative residents enjoy woodworking, ceramics, stained glass, sewing, painting, jewelry making, photography, and countless educational opportunities. Fitness classes range from yoga and Pilates to water aerobics, strength training, dance, and cycling.
One of the things buyers often appreciate after touring Sun City Grand is that there truly is something for everyone. Whether you enjoy sports, crafts, volunteering, travel, music, cards, or lifelong learning, you're likely to find multiple clubs that match your interests. The recreation centers also serve as gathering places where neighbors naturally connect, making it easier for new residents to establish friendships after relocating.
The larger clubhouse is the Adobe center which has a small town feel to it where there is a common area between the buildings with patio seating, a water feature flowing through it, and a coffee shop. The 'smaller' (still very large) clubhouse in the Cimmarron hosts all the pickleball courts which are extremely well organized. They have a TV screen showing what each court is designated for such as league play, open play, and the open play is separated by skill level I.E. the beginners play on court 5 and the 4.0 rated players on court 6. This is easily the most organized pickleball program I have seen in any 55+ community in Arizona!
Golf
Golf has always been one of Sun City Grand's signature amenities. Residents enjoy four championship courses that provide a variety of layouts, challenges, and scenery while accommodating golfers of different skill levels. The courses are surprisingly good for the price you pay as a resident with unique designs and multiple island greens.
Practice facilities, professional instruction, leagues, tournaments, and social golf groups make it easy for both experienced golfers and beginners to become involved. The courses are beautifully maintained and contribute significantly to the community's attractive appearance, even for homeowners who rarely play.
Because there are multiple courses available, residents enjoy greater variety without needing to leave the community.
Homes
Sun City Grand offers a broad selection of single-family homes ranging from cozy low-maintenance residences to spacious executive homes. Floor plans generally range from approximately 1,000 square feet to more than 3,400 square feet, giving buyers flexibility regardless of whether they're searching for a winter home or a full-time residence.
Many homes feature open living spaces, large primary suites, covered patios, and generous garages. Buyers will also find numerous homes overlooking golf courses, lakes, or greenbelts.
Compared to older Del Webb communities like Sun City or Sun City West, many buyers appreciate that Sun City Grand's homes feel more current while still benefiting from mature landscaping and established neighborhoods.

If Sun City Grand is on your shortlist, I also recommend touring Sun City Festival and PebbleCreek.
Choose Sun City Festival if you're looking for newer homes and do not mind being more on the outskirts.
Choose PebbleCreek if you prefer a slightly higher end feel with newer homes and a more central location.
Seeing all three communities helps many buyers identify which lifestyle feels most like home.
Trevor's Take
Sun City Grand is one of the most balanced 55+ communities in Arizona. It offers an impressive mix of golf, recreation, fitness, and social opportunities without leaning too heavily toward any one lifestyle. I often recommend it to buyers who want plenty of amenities but also appreciate established neighborhoods and homes that generally require less updating than older retirement communities. I typically refer to the Grand as the best value community for the age of the homes, the price of the HOA fees, and the community location.
