Community Overview
Trilogy at Vistancia is regularly my top recommended community when someone wants a modern home, incredible amenities, and a scenic community. Located in northwest Peoria, Trilogy has become one of Arizona's most desirable active adult communities by combining newer homes, impressive amenities, championship golf, and a lifestyle that appeals to buyers who want to stay active throughout retirement.
Whether your retirement plans include golfing several times a week, joining pickleball leagues, working out in a first-class fitness center, or simply enjoying Arizona's sunshine with friends and neighbors, Trilogy at Vistancia offers one of the most complete lifestyles available in the Phoenix area.
HOA Fees:
$280 - Monthly cost
$6,000 One time upfront fee (also called capital improvement, CARE fund, preservation fee, etc.)
Location
Distance to Phoenix Sky Harbor Airport: 45 minutes

Trilogy at Vistancia is located in northwest Peoria, just west of Loop 303. While it's a little farther from central Phoenix than some East Valley communities, that's exactly what many buyers appreciate. The area offers beautiful mountain views, less congestion, and a quieter atmosphere while still providing convenient access to shopping, dining, hiking/biking trails, and healthcare.
Daily errands are easy thanks to nearby grocery stores, pharmacies, restaurants, coffee shops, and retail centers. The surrounding area has experienced immense growth over the past several years, bringing additional conveniences without sacrificing the community's peaceful setting.
Outdoor recreation is another major advantage. Lake Pleasant Regional Park is only a short drive away, offering boating, fishing, kayaking, hiking, and camping. Residents also enjoy easy access to miles of desert trails for walking and mountain biking.
Amenities
One of Trilogy's biggest selling points is the quality of its amenities. Rather than relying on a single clubhouse, residents enjoy access to both the Kiva Club and the Mita Club, creating one of the most impressive amenity packages in any Arizona 55+ community.
The Kiva Club is the larger and more impressive clubhouse with an upscale design and plenty of amenities. There is an indoor lap pool, huge outdoor resort pool, a cafe for food and drinks, a fitness center with fitness classes, a spa and salon, multiple rooms for clubs and classes, a library, billiards room, and a gorgeous exterior overlooking the golf course with patio seating to enjoy a drink and the sunsets.
If staying active is important to you, Trilogy makes it easy. From yoga and Pilates to strength training, water aerobics, cycling, and personal fitness classes, there are activities for every ability level. Pickleball is especially popular, and it's one of the easiest ways for new residents to meet people after moving into the community.
The social calendar is equally impressive. Clubs cover everything from hiking, photography, travel, wine appreciation, woodworking, quilting, and gardening to volunteer opportunities, educational programs, and card groups. Whether you're naturally social or simply looking to ease into retirement, there are countless ways to get involved.
Are children allowed at the amenities?
Children are allowed to use the outdoor pool during designated hours of the day.
Golf
Golf is an important part of life at Trilogy, but you don't have to be an avid golfer to appreciate what the course adds to the community. The Trilogy Golf Club at Vistancia, designed by acclaimed Arizona architect Gary Panks, winds through the natural Sonoran Desert landscape and is known for its strategic design and scenic views throughout. The golf course is open to the public, but they also have multiple annual pass options from weekday passes, flex passes, and unlimted golf options as well.
For information on the current golf membership rates and options, view their website here.
Homes
One of Trilogy's greatest advantages is its selection of newer homes. Buyers can choose from a variety of thoughtfully designed floor plans ranging from approximately 1,300 square feet to over 3,400 square feet.
Whether you're looking for a smaller lock-and-leave home or a spacious residence for entertaining family and friends, there are options to suit a variety of lifestyles. Most homes feature open living spaces, large kitchen islands, generous primary suites, covered patios, and energy-efficient construction that appeals to today's buyers. Compared to many older active adult communities, Trilogy's homes often require fewer updates, making them especially attractive to buyers relocating from out of state who want a move-in-ready home.
Nearby Shopping & Dining
Residents of Trilogy at Vistancia enjoy convenient access to a growing selection of shopping, dining, and everyday services just minutes from the community. The nearby Vistancia Marketplace features grocery stores, coffee shops, casual restaurants, and essential retail, while the larger retail corridors along Happy Valley Road and Lake Pleasant Parkway offer national retailers, specialty shops, and a wide variety of dining options. For even more choices, Arrowhead Towne Center has a large mall with tons of restaurants.
Nearby Healthcare
Trilogy at Vistancia is well positioned for access to quality healthcare, giving residents peace of mind whether they need routine medical care or specialized treatment. Several primary care offices, urgent care centers, dental practices, and pharmacies are located within a short drive of the community. Major medical facilities, including hospitals in Peoria and Sun City West, are typically within 15–25 minutes, providing access to emergency services, specialists, advanced diagnostics, and comprehensive healthcare options.

Before You Buy
If Trilogy at Vistancia is on your shortlist, I also recommend touring Victory at Verrado and Sun City Grand.
Choose Victory at Verrado if mountain views and the charm of the larger Verrado community appeal to you.
Choose Sun City Grand if you're looking for more recreation centers, more golf courses, and one of the Valley's most established active adult communities.
Touring all three communities usually makes the differences in lifestyle much easier to see.
Trevor's Take
Trilogy at Vistancia is typically my personal favorite community due to the scenic landscape of the community. It does not feel like you are in Phoenix when you have green grass in all the common areas and tree-lined streets. The clubhouses are immaculate, and there is always something to do or geting involved in, so I highly recommend Trilogy at Vistancia!
