If you're looking for a 55+ community that feels modern, scenic, and more upscale than many of Arizona's traditional active adult neighborhoods, Victory at Verrado should absolutely be on your list. Located in the foothills of the White Tank Mountains in Buckeye, Victory offers a unique combination of newer homes, luxury amenities, championship golf, and beautiful desert surroundings that appeal to both full-time residents and seasonal homeowners.


Buyers often tell me they're looking for a community that feels active without feeling crowded. Victory strikes that balance well. You'll find neighbors enjoying pickleball in the morning, golfers heading out for an early tee time, walking groups taking advantage of the trail system, and friends meeting for lunch at the clubhouse. At the same time, the mountain backdrop and open desert give the community a relaxed atmosphere that's noticeably different from many of the Valley's larger retirement developments.


If your priorities include newer construction, resort-style amenities, beautiful scenery, and a community that continues to grow alongside the surrounding area, Victory at Verrado is one of the strongest options in the West Valley.

Victory at Verrado is located just north of I-10 in Buckeye, making it one of the most west 55+ communities in the Phoenix metropolitan area. While it's a little farther from central Phoenix than other 55+ communities, many buyers consider that one of its biggest advantages. The area feels less congested, the mountain scenery is outstanding, and there is still plenty of room for growth nearby.


One of Victory's biggest advantages is its connection to Verrado's Main Street District. Within just a few minutes, residents can enjoy many local restaurants, coffee shops, a grocery store, medical offices, and community events without making a long drive into the city. It's a feature that gives the neighborhood a small-town feel to it with many people spending time on the Main Street.


A new addition to the Verrado area is the Verrado Marketplace which is nearly fully complete. This was a great addition to Victory because there is now going to be a full hospital within 10-15 minutes of the area, a large shopping center, plenty of new restaurants, and a movie theatre. 


Outdoor recreation is another highlight. White Tank Mountain Regional Park is just minutes away and offers miles of hiking, mountain biking, wildlife viewing, and some of the most scenic desert landscapes in the Valley. For buyers who want to enjoy Arizona's outdoor lifestyle, it's hard to beat having this much recreation so close to home.


Amenities

The Victory Club is the centerpiece of the community and one of the biggest reasons buyers choose Victory at Verrado. Rather than simply providing a clubhouse and a pool, it was designed to encourage residents to stay active, meet new people, and make the most of retirement. The best aspect of the Victory clubhouse is the location of the clubhouse which is perched on top of a hill overlooking the community, and you even have views of downtown Phoenix and Scottsdale from the clubhouse.


The amenities include 3 separate pools for fun or relaxation, and an impressive lap pool that is heated and cooled depending on the season. They have 18 pickleball courts (a big deal here), an upscale fitness center with fitness classrooms, and a spa on site. There is also a restaurant open to the public next to the clubhouse which is a popular meeting spot for residents and community events.


The clubhouse is only for people 19 or older, but you do have access to the all-age amenities at Verrado which children can go to anytime they are open. 




Golf

For golfers, Victory offers one of the most memorable playing experiences in the West Valley. The Victory Course was designed by major champion Tom Lehman and takes full advantage of the natural desert terrain, creating a layout that feels very different from many traditional park-style golf courses.


Elevation changes, native desert landscaping, mountain views, and strategic bunkering make each hole unique while still remaining enjoyable for a wide range of skill levels. Practice facilities, professional instruction, leagues, and tournaments provide plenty of opportunities for golfers to improve their game and meet fellow residents.

Even if golf isn't one of your priorities, the course adds significantly to the overall beauty of the community. Many homes enjoy golf course or mountain views, and the open space surrounding the fairways contributes to Victory's spacious feel.

Homes

Victory offers a wide variety of single-family homes, making it easy for buyers to find something that fits both their lifestyle and budget. Whether you're looking for a smaller home that's easy to lock-and-leave during the summer or a larger home with room for visiting family, you'll find numerous floor plans throughout the community. The great part about this community is that there are new builds and resale homes available since the community has been being built for almost 20 years now. 


For new builds, there are typically at least 5 different builders building throughout the community with the main difference between them the size of home being built. Landsea builds the smaller sized cottages or twin homes with David Weekley building the largest homes which also tend to have the best lots available. Premium homesites overlooking golf courses, mountain preserves, or open desert are especially popular, offering additional privacy and some of the best views in the community.


New Build Home Options:

  • David Weekly

    • David Weekley is the luxury builder in Victory at Verrado with the largest floor plans, largest lot sizes, and the most options for premium view lots. 

    • They have NEW Floorplans in their 'Ridge' section 

      • This section has slightly smaller lots and floor plans than the 'Heights' selection

      • Prices start at $827,990 at 2,562 Sq Ft going up to a starting price of $916,990 for the largest 3,268 Sq Ft floor plan

    • The 'Heights' collection has larger lots and larger floor plans.

      • Prices start at $1,029,990 for the 2,794 Sq Ft floor plan going up to $1,169,990 for the largest 3,520 Sq Ft Floor Plan

  • KHovninian

    • KHov has the 2nd largest set of floor plans and also has a decent amount of preimum view lots in the new Phase 10 with mountain views and golf course views. They also have the broadest range of floorplans with single family homes and attached cottage options.

      • KHov single family homes:

      • KHov villas and cottages

    • William Ryan has the 'middle sized' home options in Victory with still some options for lots with mountain views and some golf course views as well

  • Risewell Homes

    • Risewell has the smallest set of floor plans with smaller detached single fmaily homes and smaller attached cottages

      • They have 4 floor plans - 2 detached and 2 attached

      • Starting prices range from $349,990 for a 1,070 Sq Ft 2 Bed 2 Bath home to $367,990 for a 1,324 2 Bed 2 Bath attached cottage,

  • For smaller homes or cottages there are options ranging from the mid 300s to the low 400s.

Everyday conveniences are easy to reach from Victory. Verrado's Main Street District provides several restaurants, cafés, and essential services, while additional shopping is available throughout Buckeye and nearby Goodyear including the brand new Bucees!


Larger retail centers featuring Costco, Target, Safeway, Fry's, Home Depot, Lowe's, and numerous national retailers are just a short drive away, giving residents convenient access to nearly everything they need.



Healthcare

Is Victory at Verrado a gated community?
No, the community is tucked away from the all-age section, but it is not gated. 


Can someone under 55 live in Victory?
One person must be 55 to buy a resale home, but the new builds in Victory do allow people aged 45-54 to purchase. 


Do residents have access to Verrado amenities?
Victory residents do get acces to the larger Verrado community amenities which have their own fitness center, events, pools, and parks, while the Victory Club amenities are reserved for Victory homeowners.


Is Victory a good option for snowbirds?
Yes. Many buyers choose Victory because of its low-maintenance homes, active social calendar, and convenient lock-and-leave lifestyle.


Does Victory have pickleball?
Yes. Pickleball is one of the community's most popular activities and a great way for new residents to meet neighbors.

If Victory at Verrado is on your shortlist, I also recommend touring Trilogy at Vistancia and PebbleCreek before making your decision.

Choose Trilogy at Vistancia if luxury amenities and green scenery is a priority.

Choose PebbleCreek if you're looking to be slightly more central and live in an extremely active community with tons to do. 

Seeing all three communities gives most buyers a much better feel for which lifestyle fits them best.

Victory at Verrado is one of my most recommended communities to any of my clients. For buyer's looking for an upscale 55+ community with views, Victory is typically their best option. It arguably has the best golf course, the most modern amenities, and highest-end homes of any 55+ community in Phoenix. For those looking for a lock and leave home inside of a community with incredible amenities, Victory also checks the boxes for those buyers as well.
