Best 55+ Communities
Under 400k
Below are what I consider to be the best options for people looking to buy in a retirement community that is priced under $400,000.
Sun City Grand has earned its reputation as one of Arizona's premier active adult communities by offering an impressive amount of recreation, golf, fitness, and social opportunities. Developed by Del Webb in Surprise, the community appeals to buyers who want an active lifestyle without sacrificing convenience. It's large enough to provide exceptional amenities and hundreds of clubs, yet thoughtfully designed so each neighborhood still feels welcoming and connected.
One of the reasons Sun City Grand continues to attract buyers from across the country is its versatility. Golfers appreciate the four championship courses, fitness enthusiasts enjoy the extensive recreation centers, and residents who simply want an active social life have no shortage of clubs, classes, and community events. You can stay busy every day of the week—or enjoy a much quieter retirement—without ever feeling out of place.
At Sun City Festival, the Sage Center serves as the heart of community life and offers a well-rounded collection of amenities designed for active adults. Residents enjoy a modern fitness center, indoor walking track, resort-style swimming pool, pickleball courts, tennis courts, bocce ball, and meeting rooms for clubs and community events. There are also hobby spaces, arts and crafts rooms, and outdoor gathering areas where neighbors regularly meet throughout the year. The pool itself may be the most stunning I have seen in Arizona. It has a luxury feel as if you were at a 5 star beach resort.
My personal favorite thing about the community is the extremely organized and detailed art studio. It has a massive woodworking shop with every tool you could imagine, a dedicated ceramics studio equipped with anything you need, and other art rooms that are constantly in use. The chartered clubs is a huge highlight to Sun City Festival.
Sun Lakes is unlike any other 55+ community in Arizona. Rather than being a single neighborhood, it's made up of five distinct communities—Cottonwood, IronOaks, Oakwood, Palo Verde, and Sun Lakes Country Club—each with its own personality, amenities, and home styles. That variety gives buyers far more options than most active adult communities, whether they're looking for an affordable winter retreat, a golf course home, or a luxury residence with resort-style amenities.
One of the biggest reasons buyers are drawn to Sun Lakes is its location. Situated just south of Chandler, residents enjoy easy access to world-class healthcare, shopping, restaurants, entertainment, and Phoenix-Mesa Gateway Airport, while still enjoying the quiet atmosphere of an established active adult community. It's one of the few retirement communities where you truly feel connected to the city without feeling like you're living in the middle of it.
Sun City West has long been one of Arizona's most popular destinations for active adults, and it's easy to understand why. Developed by Del Webb as the successor to the original Sun City, the community offers an outstanding combination of recreation, golf, affordability, and convenience. While newer communities often receive more attention because of modern homes and luxury clubhouses, Sun City West continues to attract buyers who value choice, flexibility, and an incredibly active lifestyle.
One of the things that stands out about Sun City West is the sheer number of opportunities available to residents. Whether your interests include golf, pickleball, woodworking, ceramics, fitness, photography, dancing, or volunteering, chances are there's an established club and a group of neighbors who share the same passion. It's one of those communities where retirement can be as active—or as relaxed—as you want it to be.
If you're looking for an established community with excellent amenities, a strong social atmosphere, and one of the best values in Arizona's 55+ market, Sun City West deserves a place on your shortlist.
CantaMia is an excellent choice for those who are looking for an excellent value in a scenic community. Located within the award-winning Estrella master-planned community in Goodyear, CantaMia offers newer homes, resort-style amenities, and beautiful surroundings without feeling overwhelming. It's a community where many residents enjoy slowing down a bit while still having plenty of opportunities to stay active.
The highlight of the community is easily the lakes that are all throughout the neighborhood. There are walking/biking paths all throughout the community and the lakes with mountain views in the background. This is easily one of the most scenic communities in all of the Phoenix area. There is no golf course inside the community, so CantaMia has a greater emphasis on their amenities and views.
If you're looking for a 55+ community that offers newer homes, a beautiful setting, and an active lifestyle without the scale of some of Arizona's largest retirement communities, CantaMia deserves a closer look.
Westbrook Village is often one of the biggest surprises for buyers exploring Arizona's active adult communities. It doesn't receive the same attention as some of the larger, nationally recognized developments, but that's exactly what many homeowners appreciate. Located in Peoria,
Westbrook Village offers a comfortable balance of recreation, golf, and community without the scale of some of Arizona's largest retirement neighborhoods.
Location is another major advantage. Westbrook Village sits near Loop 101 and Bell Road, placing residents just minutes from shopping centers, restaurants, medical facilities, entertainment, and professional sports venues. It's one of the easiest communities in the West Valley for running everyday errands without spending much time in traffic.
If you're comparing communities, I'd describe Westbrook Village as an excellent option for buyers who value convenience, mature landscaping, and a relaxed lifestyle. It may not have the newest homes in the Valley, but it offers a combination of location, value, and community that's difficult to duplicate.
