Community Overview

Sun City West

Why Buyers Choose Sun City West

  • One of Arizona's most established and respected active adult communities.

  • Four recreation centers and seven golf courses.

  • No mandatory homeowners association on most residential properties.

  • Excellent value with a wide variety of home styles and price points.

  • Convenient location close to healthcare, shopping, and everyday services.

Community Overview

Sun City West has long been one of Arizona's most popular destinations for active adults, and it's easy to understand why. Developed by Del Webb as the successor to the original Sun City, the community offers an outstanding combination of recreation, golf, affordability, and convenience. While newer communities often receive more attention because of modern homes and luxury clubhouses, Sun City West continues to attract buyers who value choice, flexibility, and an incredibly active lifestyle.

One of the things that stands out about Sun City West is the sheer number of opportunities available to residents. Whether your interests include golf, pickleball, woodworking, ceramics, fitness, photography, dancing, or volunteering, chances are there's an established club and a group of neighbors who share the same passion. It's one of those communities where retirement can be as active—or as relaxed—as you want it to be.

Another reason buyers continue to choose Sun City West is the value it offers. Homes are available across a wide range of price points, giving buyers more flexibility than many newer active adult communities. Many properties have already been beautifully updated with modern kitchens, open floor plans, and contemporary finishes, while others offer the opportunity to personalize a home over time.

If you're looking for an established community with excellent amenities, a strong social atmosphere, and one of the best values in Arizona's 55+ market, Sun City West deserves a place on your shortlist.

HOA/Rec Center Fees:

  • $100 - Monthly cost (no HOA in SCW, but they have a required rec center fee)

  • $5,400 One time upfront fee (also called capital improvement, CARE fund, preservation fee, etc.)

Location

  1. Distance to Phoenix Sky Harbor Airport: 40 minutes

  2. Closest grocery store: 5 minutes

  3. Nearest emergency room: 10 minutes

Sun City West is located just south of Loop 303 and north of Bell Road, placing residents in one of the Northwest Valley's most convenient retirement destinations. Everyday shopping, dining, banking, pharmacies, and healthcare providers are all located within minutes of the community.

The surrounding area has continued to grow over the years, bringing even more restaurants, retail centers, and medical facilities while allowing Sun City West to maintain the established character that longtime residents appreciate.

Amenities

Few communities can match the variety of recreation offered at Sun City West. Four recreation centers provide residents with swimming pools, fitness centers, indoor walking tracks, pickleball courts, tennis courts, lawn bowling, miniature golf, billiards, libraries, and plenty more.

The Del Webb speciality is the amount of clubs and classes offered with over 100 charted clubs across the community. Residents have access to woodworking shops, ceramics studios, lapidary facilities, sewing rooms, metalworking shops, photography clubs, painting studios, and numerous educational programs. One of the reasons so many buyers stay engaged after moving here is the incredible variety of activities available.

Fitness also plays a major role in community life. Water aerobics, yoga, Pilates, strength training, dance classes, cycling, and walking clubs help residents stay healthy while providing opportunities to meet neighbors with similar interests.

Perhaps the greatest strength of Sun City West's amenities isn't any one facility—it's the depth of the community. With hundreds of clubs and organizations, many residents discover new hobbies they never expected to enjoy before retiring.

Golf

Golf has always been one of Sun City West's signature attractions. Residents have access to seven golf courses, giving golfers an impressive amount of variety without leaving the community. Sun City West has 4 championship courses and 3 executive. Each course offers its own character, allowing residents to enjoy different layouts, levels of challenge, and scenery throughout the year. Practice facilities, lessons, leagues, tournaments, and social golf groups make it easy to improve your game or simply enjoy spending time with friends.

Homes

Sun City West primarily has single family homes, and due to the age of the community, we are starting to see quite a few remodels and updates done to the homes. The more southern section is slightly older built in the 70s and 80s, but as you go more north you see the more modern exteriors with tile roofs and stucco siding.

Healthcare

Healthcare is one of Sun City West's greatest advantages. Residents are located near Banner Del E. Webb Medical Center, Banner Boswell Medical Center, specialty physicians, outpatient surgery centers, imaging facilities, rehabilitation clinics, and numerous primary care providers.

For retirees, having this level of medical care nearby provides both convenience and peace of mind.

Before You Buy

If Sun City West is on your shortlist, I also recommend touring Sun City Grand and Sun City.

Choose Sun City Grand if you prefer newer homes and larger, more modern recreation facilities.

Choose Sun City if you're looking for the broadest range of home prices and don't mind living in one of Arizona's original active adult communities.

Visiting all three communities will give you an excellent understanding of how Del Webb communities have evolved over the years.

Trevor's Take

Sun City West has remained popular for decades because it delivers tremendous value. Buyers often come here expecting to see an older community and leave surprised by how active it feels and how many beautifully updated homes are available. If you're open to an established neighborhood and want access to excellent golf, recreation, and healthcare, Sun City West is a community I would absolutely encourage you to tour.
