Rather than being a single neighborhood, it's made up of five distinct communities—Cottonwood, IronOaks, Oakwood, Palo Verde, and Sun Lakes Country Club—each with its own personality, amenities, and home styles. That variety gives buyers far more options than most active adult communities, whether they're looking for an affordable winter retreat, a golf course home, or a luxury residence with resort-style amenities.

Sun Lakes is can be a difficult community to fully understand because it has 3 HOAs involved with 5 neighborhoods. Here is a quick summary of the neighborhoods along with their HOA fees:

IronOaks - This is the neighborhoods of Ironwood and Oakwood. 

• $253 Monthly HOA fee with a $6,000 capital improvement fee (one time fee paid upfront)

• They share amenities between the two neighborhoods.

• Both communities are gated and are the newest sections of Sun Lakes. 

• The HOA fees give you access to pools, but a majority of other amenities are additional fees - fitness center, pickleball, etc.

• 45 holes of golf between the two communities

• 2 separate clubhouses - one on each side

Cottonwood / Palo Verde - This is the neighborhoods of Cottonwood and Palo Verde.

• $153 Monthly HOA fee with a $5,000 capital improvement fee (one time fee paid upfront)

• They have an agreement where residents do have acces to IronOaks pools which is mostly for if you know people in that community you can access either sides pools.

• The Palo Verde community is gated with two additional annual fees - a $263 annual gate fee and $425 annual road fee. 

• There is an 18 hole golf courses in both neighborhoods.

• There also a set of townhomes in this HOA with additional HOA fees 

• Both neighborhoods have their own clubhouse and amenities that are shared.

  • The Cottonwood clubhouse is the largest of any of the 5 neighborhoods with the most amenities.
