If you're considering a 55+ or active-adult community in the Phoenix area, there’s a good chance you’ll come across the Trilogy name. Developed primarily by Shea Homes, Trilogy communities are known for newer homes, impressive clubhouses, strong social calendars, fitness amenities, pickleball, golf, and an overall resort-style atmosphere.
But while the Trilogy communities in Arizona share a name, they offer very different lifestyles.
Some are better for buyers who want to be close to shopping and restaurants. Others are designed around golf, mountain views, or a more secluded setting. You’ll also find major differences in home prices, HOA fees, age restrictions, and the age of the homes.
The five Trilogy communities to consider in the greater Phoenix area are:

HOA fees, home prices, club fees, and community fees can change, so buyers should verify current amounts before purchasing.
1. Trilogy at Vistancia – Peoria
Best Overall Combination of Amenities, Scenery and Location
Trilogy at Vistancia is one of the most complete active-adult communities in the Phoenix area. Located in northwest Peoria, the community includes approximately 3,300 homes built between 2004 and 2022.
What immediately separates Vistancia from many other Phoenix-area retirement communities is its appearance. Mature landscaping, tree-lined streets and green common areas give parts of the community a noticeably different feel from the typical desert neighborhood.
The other major advantage is the amenities.
Residents have access to both the Kiva Club and Mita Club, giving Trilogy at Vistancia two major social and recreational hubs. Amenities include indoor and outdoor swimming, fitness facilities, fitness classes, pickleball, social spaces, clubs, activities and areas for residents to simply meet friends and spend time together.
Golfers also have a championship golf course running through the community with beautiful Sonoran Desert scenery.
Homes at Trilogy at Vistancia
Homes range from roughly 1,300 square feet to more than 3,400 square feet. Because construction continued through 2022, buyers can find homes with more contemporary floor plans than they would in many of the Valley's older 55+ communities.
The variety is another benefit. There are smaller lock-and-leave options for seasonal residents as well as larger homes designed for full-time living and entertaining.
Location
Vistancia is farther northwest than central Peoria, but everyday shopping and dining are still reasonably convenient. Residents also have excellent access to outdoor recreation, including Lake Pleasant and the surrounding desert.
Phoenix Sky Harbor Airport is roughly 45 minutes away depending on traffic.
Who Should Choose Trilogy at Vistancia?
Consider Vistancia if you want:
Excellent resort-style amenities
Two clubhouses
A true 55+ environment
Golf
Mature landscaping
Newer homes without necessarily buying brand-new construction
A strong year-round social atmosphere
My take: If someone asks me for a Trilogy community that does almost everything well, Vistancia is usually near the top of my list. The combination of landscaping, amenities, home quality and overall atmosphere is difficult to beat.
2. Trilogy at Encanterra – San Tan Valley
Best for a High-End Resort Lifestyle
If your priority is luxury, Trilogy at Encanterra deserves serious consideration.
Located in San Tan Valley near Queen Creek, Encanterra feels more like a private resort than a traditional retirement community. The landscaping, architecture, club facilities and overall presentation are among the most impressive of any active-adult community in Arizona.
The development includes both age-restricted and non-age-restricted homes, with Trilogy serving as its active-adult component.
There are approximately 2,400 homes, with construction beginning in 2008 and continuing today.
Amenities at Encanterra
Amenities are arguably Encanterra's biggest selling point.
Residents have access to an extensive country-club environment featuring resort-style pools, fitness centers, movement studios, pickleball, tennis, bocce, spa facilities, dining, gathering spaces and an extremely active calendar of events.
One important distinction is that Encanterra has two clubhouse environments, including a facility specifically for 55+ residents.
The community is especially appealing to someone who wants their social life, recreation, dining and fitness activities available without having to leave the neighborhood.
Golf
Golf is also a major component of Encanterra.
The private championship golf course provides a very different experience from communities where golf is simply an adjacent public course. Serious golfers should compare current membership costs and options when evaluating Encanterra.
Homes at Encanterra
Homes generally range from approximately 1,300 to more than 3,800 square feet.
Expect newer architecture, open floor plans, large kitchens, outdoor living areas and the opportunity to find highly upgraded homes on premium lots.
Location
The tradeoff is location.
Encanterra is on the outskirts of the developed East Valley. Basic shopping is nearby, while the larger concentration of Queen Creek shopping and restaurants is farther away.
The area is growing rapidly, however, a
nd more businesses and services continue moving into Queen Creek and San Tan Valley.
Who Should Choose Trilogy at Encanterra?
Encanterra is an excellent choice if you prioritize:
Luxury
Resort-quality amenities
Private golf
Newer homes
An extremely active social lifestyle
Queen Creek/Southeast Valley living
My take: Encanterra is one of the communities I recommend when buyers tell me amenities are near the top of their list. You pay more for the lifestyle, but it's easy to see where that money goes once you tour the club facilities and community.
3. Trilogy at Power Ranch – Gilbert
Best Combination of East Valley Location and Value
Trilogy at Power Ranch offers something the newer Trilogy communities can't replicate: an established 55+ community in Gilbert at a comparatively approachable cost.
The community has approximately 2,000 homes, primarily built between 2000 and 2008.
That makes Power Ranch older than Encanterra, Verde River and Ridgecrest, but it also gives buyers an opportunity to purchase in a mature community where the amenities, landscaping and social environment are already well established.
Amenities at Trilogy at Power Ranch
The clubhouse serves as the social center of the community and includes indoor and outdoor swimming, fitness facilities, pickleball, tennis, bocce, billiards, arts and crafts spaces and a large selection of clubs and organized activities. There is also golf within the community.
One of Power Ranch's strengths is that the amenities aren't just there for appearance—the community has an active resident base that actually uses them.
Homes at Power Ranch
Homes generally range from around 1,150 to more than 2,500 square feet.
Although the homes aren't as new as those at Verde River or Encanterra, Shea's floor plans have aged well. Many properties have also been extensively remodeled, so buyers can find updated interiors without paying the premium associated with brand-new construction.
Location
Location may be Power Ranch's biggest advantage.
You're in Gilbert with convenient access to Queen Creek, Mesa and the Loop 202. Shopping, restaurants, medical offices and everyday conveniences are readily available.
Phoenix-Mesa Gateway Airport is also nearby, which can be particularly convenient for seasonal residents.
Who Should Choose Trilogy at Power Ranch?
Power Ranch makes sense if you want:
A true 55+ community
Gilbert/East Valley location
Lower monthly HOA costs than some newer Trilogy communities
Golf
Established amenities
An active social environment
More approachable home prices
My take: Power Ranch doesn't have to be the newest or flashiest Trilogy community to compete. Its location, amenities and relative value make it one of the easiest East Valley communities to recommend.
4. Trilogy at Verde River – Rio Verde
Best for Mountain Views, Golf and a Peaceful Setting
Trilogy at Verde River may have the most spectacular natural setting of any community on this list.
Located northeast of Scottsdale near the Tonto National Forest, Verde River is surrounded by desert, mountains and open space. Instead of looking outside the gates and seeing major shopping centers, residents are surrounded by some of the most impressive scenery in the Phoenix area.
That isolation is either one of Verde River's greatest strengths or its biggest drawback, depending on the buyer.
One important distinction is that Verde River is not a traditional age-restricted 55+ community. However, its homes, amenities and lifestyle are heavily oriented toward the same active-adult buyer who would typically consider a Trilogy community.
Amenities at Verde River
The Verde River Golf & Social Club anchors the community.
Residents have access to a resort-style pool, modern fitness facilities, pickleball, tennis, bocce, movement studios, social areas and a restaurant with excellent golf course and mountain views.
Compared with some of the Valley's massive retirement communities, Verde River has a more intimate feel.
Golf
Golf is a major reason to consider Verde River.
The private championship course was designed by Tom Lehman and takes advantage of the surrounding desert and mountain scenery.
For the serious golfer who also values beautiful surroundings, Verde River is difficult to match.
Homes at Verde River
The community includes approximately 1,385 homes, with construction beginning in 2015 and continuing today.
Homes generally range from approximately 1,300 to more than 3,500 square feet. Shea Homes is the primary builder, with additional homes from Toll Brothers and some custom construction.
This is one of the strongest Trilogy choices for buyers who want modern construction, contemporary floor plans and premium view lots.
The Location Tradeoff
This is the part buyers need to think about carefully.
The closest grocery shopping and medical services can be around 20 minutes away, with larger concentrations of restaurants and retail even farther.
If you want to walk or drive five minutes to dozens of restaurants, Verde River probably isn't the right choice.
If you'd rather wake up to mountains and open desert, that distance may be completely worth it.
Who Should Choose Trilogy at Verde River?
Consider Verde River if you prioritize:
Mountain views
High-end golf
Newer luxury homes
Outdoor recreation
Peace and privacy
North Scottsdale proximity
A smaller resort-community atmosphere
My take: Verde River isn't going to appeal to everyone, but that's part of what makes it special. For the buyer who tells me they want beautiful views, great golf and don't mind being farther from shopping, it can quickly become their favorite community.
5. Trilogy at Ridgecrest – North Peoria
Best for Buyers Who Want Brand-New Trilogy Construction
Trilogy at Ridgecrest represents the newest generation of Trilogy living in the Phoenix area.
Located in the North Peoria/North Phoenix area, Ridgecrest is especially interesting for buyers who like what Trilogy offers but don't want to purchase a 10-, 15- or 20-year-old home.
Rather than moving into a fully mature community, buyers have the opportunity to get in early as a brand-new active-adult neighborhood develops.
Why Ridgecrest Is Different
Ridgecrest should really be viewed differently from Power Ranch or Vistancia.
Those communities are established. You can drive through them today and immediately understand what life there looks like.
Ridgecrest offers the opposite opportunity: new homes, new amenities and a community that is still developing its identity.
For buyers who prefer modern architecture, energy efficiency, current finishes and the ability to select a new home rather than remodel an existing one, that's a major advantage.
Its North Peoria location also provides access to the growing northwest Valley, Lake Pleasant and outdoor recreation.
Who Should Choose Trilogy at Ridgecrest?
Ridgecrest should be high on your list if you want:
Modern home designs
North Peoria
Mountain and desert scenery
Resort-style Trilogy amenities
A community you can move into early in its development
My take: Ridgecrest is the Trilogy community I would pay attention to if new construction is a must-have. The biggest question isn't whether the homes are modern—they are. It's whether you'd rather be part of a newer, developing community or move into an established community where the social scene and amenities have had years to mature.
6. Trilogy at Wickenburg Ranch – Wickenburg
Best for Golf, Open Space and a Small-Town Arizona Lifestyle
Trilogy at Wickenburg Ranch offers a very different lifestyle from the Trilogy communities located within the Phoenix metro area. Located in Wickenburg, northwest of Phoenix, the community combines resort-style amenities and newer homes with the open space, mountain views and slower pace of a smaller Arizona town.
Wickenburg Ranch is particularly appealing to buyers who want to get away from the congestion of the Phoenix metro without giving up the amenities and social opportunities that make Trilogy communities popular.
One important distinction is that Wickenburg Ranch is not a traditional 55+ age-restricted community. However, it is designed around an active-adult and resort lifestyle and attracts many of the same buyers considering Arizona's 55+ communities.
Amenities at Wickenburg Ranch
The community offers an extensive collection of amenities centered around an active, outdoor lifestyle. Residents can enjoy swimming, fitness facilities, pickleball, tennis, bocce, hiking and walking trails, social clubs, dining and numerous organized activities.
The clubhouse and recreational facilities give residents plenty of opportunities to meet neighbors and stay active, while the surrounding desert and mountains provide a much more open and peaceful environment than you'll find in most Phoenix-area communities.
Golf at Wickenburg Ranch
Golf is one of the biggest reasons to consider Wickenburg Ranch.
The community is home to an impressive golf experience surrounded by dramatic desert and mountain scenery. For buyers who plan to make golf a major part of their retirement lifestyle, Wickenburg Ranch deserves to be compared directly with Verde River and Encanterra.
The combination of golf and the community's secluded setting makes this one of the more distinctive golf-oriented Trilogy options in Arizona.
Homes at Wickenburg Ranch
Wickenburg Ranch offers newer homes with the open-concept floor plans and indoor-outdoor living spaces that many buyers expect from a Trilogy community.
Buyers can find everything from more manageable lock-and-leave homes to larger properties designed for entertaining, along with premium lots offering golf course, desert and mountain views.
Compared with older communities such as Trilogy at Power Ranch, the newer construction is a significant advantage for buyers who don't want to take on a major remodel.
Location
Location is also the biggest tradeoff.
Wickenburg is approximately an hour or more from much of the Phoenix metro, so this isn't the community I'd recommend to someone who wants to regularly drive into Scottsdale, Phoenix or the East Valley.
On the other hand, that's exactly why some buyers love it.
Wickenburg has its own restaurants, shopping, healthcare and everyday services while maintaining a much smaller-town atmosphere than Phoenix. Residents can enjoy the amenities within Wickenburg Ranch without feeling like they're living in the middle of a large metropolitan area.
Who Should Choose Trilogy at Wickenburg Ranch?
Consider Wickenburg Ranch if you prioritize:

My take: Wickenburg Ranch is one of the most unique Trilogy communities in Arizona. I wouldn't recommend it to someone who wants restaurants, major shopping and entertainment within a few minutes of home. But for a buyer who prioritizes golf, scenery, newer homes and a quieter lifestyle, it could easily move toward the top of the list.
Which Trilogy Community Has the Best Location?
There isn't one answer because the communities are spread across very different parts of the Phoenix metro.
For the East Valley: Trilogy at Power Ranch has arguably the most convenient location because you're already in Gilbert and surrounded by established shopping, dining and services.
For the Northwest Valley: Trilogy at Vistancia offers an excellent combination of convenience and scenery.
For North Scottsdale access: Trilogy at Verde River puts you near North Scottsdale while providing a much quieter environment.
For Queen Creek/San Tan Valley: Encanterra is the standout luxury option.
For new construction in the Northwest Valley: Ridgecrest deserves a close look.
Which Trilogy Community Is Best for Golf?
Golfers have several excellent choices, but the experience differs significantly.
Trilogy at Verde River is one of my favorites for a serious golfer because of its private Tom Lehman-designed course and spectacular setting.
Trilogy at Encanterra is another excellent choice for someone who wants private country-club golf combined with high-end amenities.
Trilogy at Vistancia combines championship golf with one of the strongest overall community lifestyles.
Trilogy at Power Ranch provides golf without requiring buyers to step up to the home prices and overall carrying costs associated with some of the more luxurious Trilogy options.
For golfers, I wouldn't choose solely based on the course. Compare the golf membership structure, initiation fees, dues and availability at the time you're purchasing.
Which Trilogy Community Has the Best Amenities?
For pure luxury, Encanterra is difficult to beat. Its country-club facilities and overall resort atmosphere put it among the most amenity-rich communities in Arizona.
Vistancia would be one of my top choices for the best overall amenity package because residents have two major club facilities and an extremely broad selection of recreation and social activities.
Verde River offers beautiful, upscale amenities but in a smaller and more secluded environment.
Power Ranch gives buyers an impressive established amenity package without the higher monthly costs of some of the luxury communities.
Ridgecrest offers the appeal of a brand-new Trilogy experience, but buyers should understand that a newer community naturally takes time to reach the maturity of communities that have been established for 15 or 20 years.
Which Trilogy Community Is the Best Value?
For many buyers, Trilogy at Power Ranch is the value play.
You're getting a Gilbert address, golf, a substantial clubhouse, pools, fitness, pickleball and an established 55+ social environment without paying the same monthly HOA costs or typical home prices associated with communities such as Verde River.
The tradeoff is home age.
If you're willing to purchase a home built in the 2000s—or find one that has already been remodeled—Power Ranch can provide a lot of lifestyle for the money.
Which Trilogy Community Has the Best Scenery?
I'd put Trilogy at Verde River at the top.
Its combination of the McDowell Mountains, Four Peaks, Tonto National Forest and desert surroundings creates a setting that's difficult to duplicate.
Trilogy at Vistancia is another favorite, but for a different reason. The mature trees, grass and established landscaping give it a lush feel that can be surprisingly hard to find in the Phoenix area.
If you want dramatic desert and mountain scenery, choose Verde River.
If you prefer a greener, more established neighborhood environment, Vistancia may appeal to you more.

Rather than naming one Trilogy community as the "best," I think it makes more sense to match each community to the type of buyer it's best suited for.
Best Overall: Trilogy at Vistancia
A great combination of homes, amenities, golf, landscaping and community atmosphere.
Best Luxury Lifestyle: Trilogy at Encanterra
One of the strongest choices for someone who wants their retirement to feel like living at a resort.
Best Value: Trilogy at Power Ranch
Excellent Gilbert location, established amenities and generally more approachable costs.
Best Scenery & Golf: Trilogy at Verde River
Hard to beat for someone who values mountains, desert views, privacy and high-end golf.
Best for New Construction: Trilogy at Ridgecrest
The obvious Trilogy choice for buyers who want a brand-new home and modern community.
Ultimately, these five communities shouldn't be viewed as interchangeable just because they carry the Trilogy name.
Choose Trilogy at Vistancia if you want the best all-around combination of amenities, beautiful landscaping, golf and an established 55+ lifestyle.
Choose Trilogy at Encanterra if luxury amenities and a country-club atmosphere are your highest priorities.
Choose Trilogy at Power Ranch if you want an established Gilbert location, an active 55+ lifestyle and better overall value.
Choose Trilogy at Verde River if scenery, golf, newer homes and privacy are more important than having shopping and restaurants right outside the community.
Choose Trilogy at Ridgecrest if you want new construction and like the idea of moving into one of the newest Trilogy developments in Arizona.
The best way to decide is to tour several of them. A community that looks perfect on paper can feel completely different once you drive through the neighborhood, visit the clubhouse and see the surrounding area.
For most buyers considering Trilogy, I recommend narrowing the list to two or three communities based on location first, then comparing the homes, amenities, HOA costs and lifestyle in person. Once you tour them side-by-side, the right fit usually becomes much easier to identify.
