Best Luxury 55+ Communities in Arizona
Updated: 3 days ago

Luxury retirement living in Arizona can mean different things to different buyers. For some, it means a brand-new home with mountain views and a world-class golf course. For others, it means a private-club atmosphere, a spa-quality fitness center, exceptional dining, or a community where it is easy to make friends and stay active every day.
The best luxury communities combine beautiful homes with an experience that feels elevated long after move-in day. The communities below stand out for their amenities, golf, location, scenery, home quality, and overall lifestyle. Some are traditional age-restricted 55+ communities, while others include a dedicated active-adult neighborhood within a larger luxury master plan.

1. Victory at Verrado: Best for Modern Homes, Mountain Views, and Overall West Valley Luxury
Victory at Verrado is one of the first communities I recommend to buyers who want a modern, upscale 55+ lifestyle in the West Valley. Located at the base of the White Tank Mountains in Buckeye, Victory combines newer homes, impressive views, golf, outdoor recreation, and access to the larger Verrado master-planned community.
The median sale price is approximately $699,000, and the monthly HOA is about $240. For that fee, residents receive access to the Victory Club, a resort-style amenity center perched above the community with views that stretch across the Valley. The clubhouse has three pools, including a heated-and-cooled lap pool, 18 pickleball courts, an upscale fitness center with dedicated class space, a spa, and a popular on-site restaurant.
Victory also benefits from its connection to Verrado. Residents can enjoy the restaurants, coffee shops, grocery store, events, parks, and all-age amenities around Verrado’s Main Street District, while Victory Club amenities remain reserved for Victory residents. The new Verrado
Marketplace also continues to improve access to shopping, dining, entertainment, and healthcare.
Golfers have access to the Tom Lehman-designed Victory Course, a memorable desert layout with elevation changes, native landscaping, and White Tank Mountain views. Buyers will find a broad range of housing, from smaller lock-and-leave cottages and attached options to large, high-end detached homes with golf, mountain, and preserve views. New construction remains available from several builders, which is a major advantage for buyers who want to personalize a home rather than settle for an older resale.
Victory is not gated, and it is farther west than many Phoenix-area communities. But for buyers who want newer architecture, excellent views, a high-end clubhouse, and a more contemporary feel, it is one of the strongest luxury options in Arizona.
2. Trilogy at Verde River: Best for Private Golf and a Quiet Desert Escape
Trilogy at Verde River offers one of the most scenic luxury lifestyles in Arizona. Located in Rio Verde northeast of Scottsdale, the community is surrounded by the McDowell Mountains, Four Peaks, and the Tonto National Forest. It is not a traditional age-restricted community, but its Trilogy builder, resort amenities, golf, and lifestyle appeal strongly to active-adult and retirement buyers.
The median sale price is approximately $925,000, and the HOA is about $508 per month. Homes were built from 2015 to the present and generally feature open-concept living, large kitchen islands, generous primary suites, covered outdoor spaces, and premium desert, mountain, or golf-course views. Buyers can choose from Shea homes, Toll Brothers homes, and a smaller number of custom homes.
The Verde River Golf & Social Club is the center of community life. Residents enjoy a resort-style pool and spa, fitness center, movement studios, pickleball, tennis, bocce ball, club activities, wine events, concerts, and an excellent on-site restaurant with patio views over the golf course and mountains. The Tom Lehman-designed golf course is private, so serious golfers should review membership costs and availability as part of their buying decision.
What separates Verde River from most luxury communities is the setting. This is a place for buyers who want open desert, quiet roads, hiking, mountain biking, horseback riding, and a genuine feeling of escape. The tradeoff is convenience: grocery stores, major shopping, and healthcare are farther away than in Peoria, Goodyear, or Surprise.
For the buyer who values scenery, privacy, private golf, and a boutique resort atmosphere above being close to city conveniences, Trilogy at Verde River may be the best luxury option in Arizona.
3. Trilogy at Vistancia: Best Overall Luxury 55+ Lifestyle
Trilogy at Vistancia is regularly my top recommendation for buyers seeking a complete luxury 55+ experience. Located in northwest Peoria, it combines beautiful mature landscaping, green common areas, tree-lined streets, two resort-style clubhouses, a strong social scene, and quality homes with modern floor plans.
The median sale price is approximately $730,000, and the monthly HOA is about $280. Homes were built from 2004 through 2022, so buyers can find well-established neighborhoods and contemporary floor plans without paying the premium that often comes with a brand-new luxury community. Homes range from roughly 1,300 to more than 3,400 square feet and commonly feature open living areas, large kitchen islands, covered patios, and energy-efficient construction.
The Kiva Club and Mita Club create one of the best amenity packages in the Arizona 55+ market. The Kiva Club includes an indoor lap pool, a large outdoor resort pool, café, fitness center, fitness classes, spa and salon, library, billiards, club rooms, and beautiful patio areas overlooking the golf course. Residents also enjoy pickleball, yoga, Pilates, cycling, water fitness, hiking, photography, travel, wine, and a long list of clubs and social activities.
Golfers can play the Gary Panks-designed Trilogy Golf Club at Vistancia, a scenic daily-fee course with annual pass and flexible membership options. That is a meaningful advantage for buyers who want championship golf nearby without being required to join a private club.
Trilogy at Vistancia is gated and feels distinctly different from much of Phoenix because of its landscaping and mountain surroundings. It is farther northwest than the East Valley, but nearby shopping, dining, healthcare, Lake Pleasant, and desert trails make everyday life very practical. If you want the most balanced combination of luxury amenities, social life, location, scenery, and true 55+ living, Trilogy at Vistancia deserves to be near the top of your list.
4. PebbleCreek: Best for an Exceptionally Active Luxury Lifestyle
PebbleCreek is one of Arizona’s most active and complete luxury 55+ communities. Located in Goodyear, it is guard-gated, centrally positioned in the West Valley, and large enough to offer an incredible range of golf, pickleball, arts, theater, fitness, dining, and club opportunities.
Its median sale price is approximately $560,000, and the monthly HOA is about $257. Those numbers make PebbleCreek especially compelling because it offers a luxury lifestyle at a lower median price than several newer communities on this list. The community has two main sides—Tuscany and Eagles Nest—and residents can use the amenities on both sides.
The Tuscany Clubhouse includes an indoor lap pool, outdoor resort pool, outdoor lap pool, fitness-class building, weight room, cardio room, woodworking shop, art studio, library, theater, restaurant, two golf courses, and 20 pickleball courts. Across PebbleCreek, there are 36 pickleball courts, more than any other Arizona 55+ community. Eagles Nest has its own restaurant, fitness center, resort pool, lap pool, banquet hall, library, club spaces, and golf course.
Golfers have three championship 18-hole courses, while creative residents benefit from an unusually strong arts and performing-arts culture. PebbleCreek is one of the easiest places to meet people after relocating because residents genuinely use the amenities and clubs. On any day, there are people golfing, practicing pickleball, working in the woodshop, rehearsing for a performance, attending a class, or meeting friends for lunch.
Housing ranges from original homes to beautifully remodeled single-family properties and newer construction. There are also lock-and-leave townhomes on the Tuscany side. The community’s main tradeoff is that its size means some amenities may be a golf-cart ride away, and buyers seeking only the newest architecture may prefer Victory or Sterling Grove. But for buyers who want to be busy, social, and connected, PebbleCreek is hard to beat.
5. Trilogy at Encanterra: Best for a Private Resort and Country-Club Feel
Trilogy at Encanterra feels more like a private resort than a typical active-adult community. Located in San Tan Valley near Queen Creek, Encanterra is a gated master-planned community with a dedicated 55+ Trilogy section and all-age areas. It is one of the most polished and amenity-rich luxury lifestyles in Arizona.
The median sale price is approximately $674,000, and the HOA is about $493 per month. Homes built from 2008 to the present range from roughly 1,300 to more than 3,800 square feet, with gourmet kitchens, expansive primary suites, designer upgrades, outdoor entertaining areas, and premium golf-course or landscaped homesites.
The private Encanterra Country Club is the centerpiece. Residents enjoy multiple resort-style pools, fitness centers, movement studios, pickleball, tennis, bocce ball, spa facilities, indoor and outdoor dining, event spaces, wine experiences, concerts, classes, clubs, travel groups, and a full social calendar. There are two clubhouses, including a separate 55+ clubhouse and pool. The private championship golf course further reinforces the country-club environment, although buyers should carefully confirm club and golf membership costs.
Encanterra’s location is on the outskirts of the Southeast Valley, but the Queen Creek and San Tan Valley area continues to add shopping, dining, and services. Banner Ironwood Medical Center is nearby, and San Tan Mountain Regional Park provides easy access to hiking and desert recreation.
Choose Encanterra if you want a true resort atmosphere, high-end social amenities, private golf, and the flexibility of an active-adult section within a broader luxury master plan.
6. Sterling Grove: Best New Luxury Community and Country-Club Design
Sterling Grove is one of the most impressive newer luxury communities in the Northwest Valley. This guard-gated Surprise community includes a dedicated 55+ neighborhood within an all-age master plan, giving buyers modern Toll Brothers homes, upscale amenities, golf, and a private-club look and feel.
The median sale price is approximately $582,000, the HOA is about $315 per month, and homes have been built from 2020 to the present. Toll Brothers offers modern homes ranging from roughly 1,500 to more than 3,500 square feet, with open layouts, upscale finishes, large kitchen islands, luxury primary suites, covered outdoor living areas, and premium lots overlooking golf, lakes, or landscaped common areas. There is also a condominium collection within walking distance of the clubhouse.
Sterling Grove’s clubhouse is among the finest in Arizona’s active-adult market. It includes resort and lap pools, a luxury fitness center, pickleball, tennis, spa facilities, indoor and outdoor dining, event spaces, and beautifully designed gathering areas overlooking the golf course. Fitness classes, wine events, live entertainment, clubs, and holiday celebrations make it easy to become involved.
The Jack Nicklaus Signature Golf Course is a major part of the appeal. It is currently open to the public but is expected to become fully private once the community is built out. Buyers who are serious golfers should confirm the timing and structure of future membership opportunities.
Sterling Grove is not exclusively age-restricted, and children can use the community amenities. That is a positive for buyers who expect family visits and want a multigenerational environment, but buyers wanting an exclusively 55+ setting may prefer Victory, Vistancia, or PebbleCreek. Its location near Loop 303 and the rapidly expanding Prasada area is excellent, putting shopping, dining, healthcare, and the White Tank Mountains within easy reach.
Which Luxury Arizona Community Is Right for You?
Each of these communities is genuinely upscale, but they serve different lifestyles:
Choose Victory at Verrado for the best blend of new homes, White Tank views, golf, the Victory Club, and Verrado’s small-town atmosphere.
Choose Trilogy at Verde River for private golf, dramatic desert and mountain scenery, and a quieter boutique community.
Choose Trilogy at Vistancia for the most complete traditional 55+ luxury lifestyle, especially if you value landscaping, two major clubhouses, and an active year-round social scene.
Choose PebbleCreek for the deepest selection of clubs, pickleball, golf, arts, theater, and social opportunities.
Choose Trilogy at Encanterra for a private resort and country-club atmosphere with exceptionally polished amenities.
Choose Sterling Grove for new Toll Brothers construction, Jack Nicklaus golf, a modern country-club setting, and a convenient Surprise location.
The most important thing is to tour the clubhouses, drive the surrounding area, and compare the type of home you can buy in each community. Luxury is not just about finishes or price—it is about whether the community matches the way you want to spend your retirement.
If you are considering any of these luxury Arizona communities, I can help you compare current homes, HOA and club costs, age restrictions, golf options, and the lifestyle differences that are not obvious from listing photos.
