Community Overview

Arizona Traditions is a gated 55+ community in Surprise, built between 1997 and 2013 near the White Tank Mountains west of the SR-303 corridor. Originally developed by Richmond American and Continental Homes, the project was completed under D.R. Horton. The community holds 1,768 single-family homes, with prices ranging from the mid $300,000s to the mid $600,000s and an average near $401,000. Beyond the clubhouse, amenities include three pools, an 18-hole golf course designed by Dick Bailey, the Arizona Traditions Bar and restaurant, a softball field, biking trails, bocce ball, shuffleboard, pickleball and tennis courts, and horseshoe pits. A full-time activities director coordinates programming from a deep club roster that includes billiards, bingo, book club, bowling, bridge, bunco, canasta, ceramics, dance, hiking, karaoke, line dancing, mahjong, pickleball, an RV club, sewing, a singles group, softball, stained glass, theater, and tennis. Surprise continues to develop rapidly, and Arizona Traditions benefits from proximity to expanding retail, medical, and dining infrastructure along the 303 corridor — while sitting far enough west to avoid the density and traffic of central Maricopa County.
