Community Overview
Terravita is one of the best options in North Scottsdale for buyers who want the lifestyle and community atmosphere commonly associated with a high-end 55+ development but do not necessarily want an age restriction. The community was developed by Del Webb during the 1990s and uses many of the same ideas that make Del Webb's active-adult communities so popular: mostly single-story homes, a central clubhouse, extensive recreation, organized social opportunities, low-maintenance living, and an environment designed to help neighbors connect.
The major difference is that Terravita is not legally age-restricted. Buyers of any age can own and occupy a home, and families with children may live in the community. In practice, Terravita attracts many retirees, seasonal residents, empty nesters, and active adults because of its home designs, private-club lifestyle, and recreational amenities. However, buyers should not expect the same age protections or occupancy rules found in a true 55+ community.
Terravita occupies approximately 823 acres in North Scottsdale's Sonoran Desert and contains about 1,380 homes spread across multiple neighborhoods. Natural-area open space was intentionally preserved throughout the development, allowing the community to blend into the surrounding desert rather than feeling like a typical suburban subdivision.
The community is private, guard-gated, and member-owned. Its clubhouse, fitness facilities, swimming complex, racquet sports, dining, art studio, social events, and championship golf course create a country-club atmosphere that is more intimate than many of Arizona's largest active-adult developments.
Terravita is especially appealing to buyers who want beautiful scenery and extensive amenities without moving to the outer edge of the Valley. Carefree and Cave Creek are only minutes away, and residents remain close to North Scottsdale restaurants, shopping, medical services, hiking, and cultural attractions.

Location
Distance to Phoenix Sky Harbor Airport: approximately 40–45 minutes
Closest grocery store: approximately 5 minutes
Nearest emergency room: approximately 15–20 minutes
Terravita is located near Scottsdale Road and Carefree Highway in far North Scottsdale, immediately south of Carefree and west of the Boulders. The location provides a quieter desert setting while keeping residents close to considerably more shopping, dining, and services than many remote golf communities.
Everyday conveniences—including grocery stores, pharmacies, banks, coffee shops, fitness services, and casual restaurants—are available within a few minutes. Carefree and Cave Creek offer locally owned restaurants, galleries, shops, Western entertainment, community events, and a distinctive small-town atmosphere.
Residents can also travel south on Scottsdale Road to reach larger retail centers, upscale restaurants, golf resorts, Kierland Commons, Scottsdale Quarter, and the rest of Scottsdale. The location is farther from central Phoenix than communities such as Westbrook Village or McCormick Ranch, but it remains substantially more connected to metropolitan services than communities located outside the developed Valley.
Healthcare options include nearby primary-care practices, specialists, urgent-care centers, HonorHealth facilities, and medical offices throughout North Scottsdale. Larger hospitals and specialized medical services require a longer drive south, but Terravita's healthcare access is generally strong compared with more remote active-adult and golf communities.
Amenities
Terravita's amenities are one of the main reasons the community feels similar to an upscale 55+ development. The community is organized around recreation, wellness, dining, and social interaction rather than functioning solely as a neighborhood built around a golf course.
The modern clubhouse overlooks the golf course and surrounding Sonoran Desert. It provides indoor and outdoor dining areas, gathering spaces, lounges, panoramic views, and the setting for themed dinners, holiday celebrations, live entertainment, and other member events.
The resort-style swimming complex is heated throughout the year and includes a zero-depth beach-style entrance, areas for wading and relaxing, competition-caliber lanes for lap swimming and water walking, a spa, cabanas, locker facilities, and poolside food service. Water aerobics and other aquatic activities are offered, and seasonal pool events create additional opportunities for residents to socialize.
Terravita also offers a fitness center and health-and-wellness programming. Residents can participate in personal training, group exercise, wellness activities, and fitness programs without leaving the community.
Racquet facilities include five tennis courts, four of which are lighted, and six dedicated pickleball courts. Organized opportunities include round-robin play, clinics, cardio sessions, social events, ball-machine practice, and private instruction.
The Desert Pavilion Community Center includes an art studio that serves as a gathering place for creative activities. This is an important distinction for buyers who want more than golf and fitness, because it provides dedicated space for art, instruction, and resident interaction.
Are children allowed at the amenities?
Yes. Terravita is not age-restricted, and members may invite friends and family to use most facilities subject to the club's current guest policies. The club states that a nominal guest fee may apply. Buyers who expect frequent visits from children or grandchildren should review the current pool, fitness, racquet, dining, and event rules.
Social Life & Dining
Terravita has a strong year-round social atmosphere, with the clubhouse serving as the center of community life. The event calendar includes themed dinners, holiday buffets, live entertainment, poolside events, golf activities, racquet programs, fitness offerings, art opportunities, and informal gatherings.
Dining is integrated into the club experience rather than treated as a separate amenity. Members can choose between casual and more polished settings while enjoying golf course, desert, mountain, and sunset views. The culinary program emphasizes fresh food and locally sourced ingredients, and the club does not currently impose a food-and-beverage minimum.
The community is smaller than developments such as Sun City Grand or PebbleCreek, so it will not have the same sheer number of clubs and recreation centers. Its advantage is a more intimate private-club atmosphere where residents who participate regularly often become familiar with one another.
Golf
Terravita features a private 18-hole championship course framed by Black Mountain and the Sonoran Desert. The course was originally designed by Billy Casper and Greg Nash and later underwent an extensive renovation led by Phil Smith.
The renovation included USGA-specification greens, recontoured fairways, updated tee boxes, and a modern irrigation system. Practice facilities include a double-sided driving range, a dedicated bunker area, short-game facilities, and three practice greens.
Terravita has active men's and women's golf associations, leagues, tournaments, professional instruction, and club-sponsored golf events. Five sets of tees allow the course to accommodate a range of skill levels.
Golf membership is not automatically included with homeownership. Homeowners receive access to Terravita's required social-club structure, while private golf privileges require a separate membership. A limited number of golf memberships are offered, and both Terravita residents and qualifying non-residents may apply.
Because initiation fees, monthly dues, capital charges, and availability can change, buyers should contact the membership office directly before assuming they will be able to join immediately. This is particularly important for serious golfers whose decision to purchase depends on full golf access.
Homes
Terravita was developed by Del Webb primarily between 1993 and 1999. It was Del Webb's first major non-age-restricted community, which explains why it shares many design characteristics with the company's better-known active-adult developments without imposing a community-wide age requirement.
The community contains approximately 1,380 single-family homes across 23 neighborhoods. Original designs were organized into multiple home collections with roughly 20 floor plans ranging from approximately 1,380 to more than 3,700 square feet. Some homes also include casitas, expanded garages, private pools, or significant custom improvements.
Most homes are single-story, making Terravita particularly attractive to retirees and buyers planning for long-term accessibility. Floor plans commonly include two or three bedrooms, dens or offices, open living areas, covered patios, and two- or three-car garages.
Lot and view quality have a significant influence on value. Homes may overlook the golf course, Black Mountain, natural desert open space, city lights, neighboring properties, or interior streets. Premium views and privacy can create substantial price differences between otherwise similar floor plans.
Because the homes were built during the 1990s, renovation quality varies considerably. Some retain original kitchens, bathrooms, windows, and mechanical systems, while others have been completely redesigned with modern finishes and expanded outdoor living areas.
Terravita is a resale-only community, so there are no builder-direct new homes. Buyers who love the location but want a modern interior should compare the cost of purchasing a renovated property with buying an original-condition home and completing the work themselves.

Considerations
Terravita is not legally age-restricted, and families with children may live in the community.
Homes were built primarily during the 1990s, so remodeling and maintenance condition vary substantially.
The required association and homeowner-club costs are higher than the HOA fees in many traditional 55+ communities.
Full golf membership requires a separate initiation fee and ongoing dues.
Golf membership availability may be limited, so buyers should verify access before purchasing.
The community does not offer new construction.
Buyers wanting several recreation centers and hundreds of clubs may prefer a larger active-adult development.

Before You Buy
If Terravita is on your shortlist, I also recommend touring Trilogy at Verde River and Desert Mountain.
Choose Trilogy at Verde River if you want newer homes, a more traditional resort-community experience, and designated 55+ neighborhoods while remaining near North Scottsdale.
Choose Desert Mountain if you want a larger luxury country-club community with multiple golf courses, custom estates, and an even broader private-club lifestyle—and are comfortable with a substantially higher price point and membership structure.
Choose Terravita if you want an intimate Del Webb community, established single-story homes, outstanding North Scottsdale convenience, and amenities similar to a high-end 55+ development without being limited to an age-restricted neighborhood.
Touring all three makes the differences in home age, club culture, golf, pricing, location, and age restrictions much easier to understand.
Trevor's Take
Terravita is one of my favorite alternatives for buyers who like the structure and social atmosphere of a 55+ community but do not necessarily need the legal age restriction. It is also the primary community in North Scottsdale that is heavily targeted for retirees or 55+ buyers. There are no true age-restricted communities in North Scottsdale, but Terravita is the closest and best option for that lifestyle. Del Webb clearly used many of the same ideas that make its active-adult developments successful, but Terravita feels more like an intimate North Scottsdale country club than a traditional retirement community.
The location is a major advantage. Residents get the beauty and quieter atmosphere of the far North Scottsdale desert while remaining close to Carefree, Cave Creek, shopping, restaurants, hiking, and medical services. The golf course, clubhouse, pool, fitness facilities, pickleball, tennis, dining, and social programming create enough activity for residents who want to be involved without the scale of a massive community.
