Ahwatukee Retirement Village
Why Buyers Choose Ahwatukee Retirement Village
One of the Phoenix area's most unique active adult communities.
Located within the highly desirable Ahwatukee Foothills neighborhood.
Affordable homes with an established neighborhood feel.
Most central location for a 55+ community.
Community Overview
Ahwatukee Retirement Village offers a retirement lifestyle that's noticeably different from many of Arizona's larger active adult communities. Rather than being located on the outskirts of the Valley, this established 55+ neighborhood sits within the Ahwatukee Foothills, one of Phoenix's most desirable residential areas. Buyers who want to remain close to city conveniences without giving up the benefits of an active adult community often find this location especially appealing.
One of the biggest advantages is that residents become part of the larger Ahwatukee community. In addition to the amenities within the retirement village itself, homeowners enjoy convenient access to restaurants, grocery stores, golf courses, hiking trails, community events, and all of the services that have made Ahwatukee one of the Valley's most sought-after neighborhoods.
The community itself has a relaxed, friendly atmosphere. It's much smaller than many of Arizona's master-planned retirement developments, making it easy to get to know neighbors and enjoy a quieter pace of life. Many buyers tell me they're looking for exactly that—a neighborhood that feels personal rather than overwhelming.
If your priority is location, convenience, and a comfortable community atmosphere, Ahwatukee Retirement Village deserves a place on your tour list.
HOA Fees:
$85 - Monthly cost
$1,850 - One time upfront fee (also called capital improvement, CARE fund, preservation fee, etc.)
Location
Distance to Phoenix Sky Harbor Airport: 15 minutes
Closest grocery store: 5 minutes
Nearest emergency room: 10 minutes
Location is undoubtedly the community's greatest strength.
Situated in the Ahwatukee Foothills, residents enjoy easy access to Interstate 10, Loop 202, and Phoenix Sky Harbor International Airport, making travel throughout the Valley exceptionally convenient. Grocery stores, coffee shops, restaurants, pharmacies, banks, and retail centers are all located within just a few minutes of the community.
Outdoor recreation is another major highlight. South Mountain Park and Preserve—one of the largest municipal parks in the United States—is practically in the community's backyard, offering miles of hiking, biking, and scenic desert trails.
For retirees who want to stay close to family living in Phoenix, Chandler, Tempe, or Gilbert, it's difficult to find a more convenient location.
Amenities
Residents enjoy a recreation center designed to support an active yet relaxed lifestyle.
Amenities include a swimming pool, spa, fitness room, pickleball courts, meeting rooms, and gathering spaces where residents participate in clubs, fitness classes, card groups, hobby activities, and seasonal events.
Because the community is smaller than many Arizona active adult developments, the amenities tend to feel comfortable rather than crowded. New residents often find it easy to become involved, whether they're attending a social event, joining an exercise class, or simply meeting neighbors for coffee.
Many homeowners also take advantage of the amenities offered throughout the surrounding Ahwatukee area, including golf, parks, walking paths, restaurants, and community events.
Can children use the amenities?
Children can use the outdoor pool during designated hours of the day.
Golf
The Ahwatukee Golf Club is an 18-hole championship public course that measures 6,713 yards from the back tees. Originally designed by Arizona golf architect John Bulla, it features mature tree-lined fairways, desert landscaping, practice facilities, and a recently renovated clubhouse under new ownership. Although it's open to the public, it serves as one of the defining amenities for the Ahwatukee Retirement Village and is a popular destination for residents
Homes
Homes within Ahwatukee Retirement Village are designed for comfortable, low-maintenance living while offering a wide range of floor plans and price points.
Buyers will find patio homes, townhomes, and single-family residences generally ranging from approximately 900 square feet to over 2,300 square feet. Many homes have been updated with remodeled kitchens, modern flooring, energy-efficient windows, and renovated bathrooms, while others offer opportunities for buyers to customize the space themselves.
The established landscaping throughout the community also creates a mature neighborhood feel that's difficult to duplicate in newer developments.
Nearby Shopping & Dining
Residents have some of the best shopping and dining access of any active adult community in Arizona.
Everything from neighborhood coffee shops to grocery stores, national retailers, locally owned restaurants, entertainment venues, and everyday services can be reached within minutes. Chandler, Tempe, and Downtown Phoenix are also easily accessible for even more dining and entertainment options.
Healthcare
Healthcare is another major advantage of the location. Residents enjoy convenient access to multiple hospital systems, specialty physicians, urgent care centers, imaging facilities, and primary care providers throughout Ahwatukee, Chandler, Tempe, and Phoenix.
For retirees, having so many healthcare options nearby provides significant peace of mind.

Before You Buy
If Ahwatukee Retirement Village is on your shortlist, I also recommend touring Sun Lakes and Fountain of the Sun.
Choose Sun Lakes if you're looking for a much larger active adult community with multiple golf courses, country clubs, and extensive amenities.
Choose Fountain of the Sun if you prefer another East Valley community with gated living, golf, and excellent access to Mesa and Gilbert.
Comparing all three communities will help you determine whether your priority is location, amenities, or overall lifestyle.
Trevor's Take
Ahwatukee Retirement Village appeals to a very specific type of buyer, and that's exactly why I like showing it. If someone tells me they want to be close to Phoenix, enjoy hiking, and stay near their family without living in a huge retirement development, this is usually one of the first places I recommend. The location is difficult to beat, and for the right buyer, that's more valuable than having the largest clubhouse in Arizona.
